Buying the House
* Mary Ann was extremely knowledgeable about the neighborhoods of interest. She knew who the builder of the house was, common problems that she has seen people face in similar houses, she knew what made one small street different than the other. All these small insights, helped me get a very informed view of the houses and make a decision accordingly. Her ads say "Invaluable Real Estate Intel" and thats exactly what you get.

*She is also a fierce negotiator. She helped us get an amazing price for our new house. We could not believe it when she came back to us with the final price.

Selling the House
* She is extremely thorough. She went through our house and put a post-it on every small thing that needed to be fixed. And when I say small, I mean very small things that people won't even notice. She had her handyman fix all these issues. When she was done with the fixing and the staging, the house looked amazing

* Once again, she advised us so well on the selling price and strategy, and there was a bidding war on our house, in today's market!

Another thing we really loved about her was that she was on our side even later. For instance, we were talking to a contractor to get some renovations done. He was quoting us a really high price for everything. Mary Ann instantly let us know that the price is too high and that we can get a lower price (and we did, a lot lower).

We cannot thank her enough for all her help. She has been wonderful and we highly recommend her.

We had a very positive experience with Mary Ann and Gianna. We were moving from Toronto to Oakville and unfamiliar with the neighbourhoods so wanted to work with someone who is seasoned in the area. Mary Ann herself has been a long-time resident of the Town and knew many of the streets and houses personally. She guided us on topics like schools, zoning, renovations, lot sizes, comparables, and her honest thoughts on what the houses should be worth. Before we met in person, we had numerous calls and video chats with her and Gianna about exactly what we were looking for and what we could expect from the market. Our calls and emails were always answered, regardless of the time of day. We appreciated this because we didn't have much time to drive around the area in person and wanted someone efficient without compromising quality.  When I asked for a recommendation for an agent in Toronto to help me purchase my first home, my only specification was that I was looking to work with someone that I could ask my (countless!!) questions too without feeling inexperienced to the process - this was a new experience for me, and I wanted to learn from it and work mindfully as a team with my agent.
